Unusual' planning decision to convert modern agricultural building
Plans to convert a modern agricultural building into residential accommodation have been given the go ahead by Powys County Council.In an unusual planning decision, the application to convert a steel portal farm building at Four Crosses, in Montgomeryshire, was allowed after planning consultant Mike Lloyd, of Berrys, put forward the benefits of bringing the unused 1980s building back to life. If the barn had been a few miles over the border in England the building conversion would have been allowed under Permitted Development Orders, without the need for full planning permission. But in Wales, although older farm buildings can be converted, the current regulations do not encourage modern farm buildings to convert. “We were able to prove to the planners that the building met certain criteria such as that it had been used for the purpose of its original construction but was no longer in use and would retain its original look,” says Mr Lloyd.

This paper sets out the policy of the Planning and Environment Committee towards the development and future use of modern agricultural buildings as d istinct from traditional farm buildings and the relatively small post war buildings of the 1940's, SO's and 60's. It is intended to supplement the broad strategic policies contained in the Island Plan and to assist and provide guidance for farmers, growers, building suppliers, builders and all those concerned with preparing and processing applications for new farm buildings.
